Sewer liens recorded in 1996 on property located at 43-45 West
Street and assessed against Alison Curtis matured. Ms. Curtis went
through bankruptcy and the mortgage holder, Key Bank, foreclosed on
the property. Key Bank has now paid the outstanding sewer user
fees in the amount of $3,850.00. Because the sewer
r liens have
matured, Council approval is necessary to release the City's
interest in the property. The Sank has requested that the property
be deeded back to it.
There are no code issues with the property, and the real estate tax
account is current.
The Finance Committee recommended approval at its meeting held on
August 2nd.

THAT Ronald I. Heller, Finance Director, is hereby
authorized, on behalf of the City of Bangor, to execute a Municipal
Quitclaim need releasing Buy interest the City may have in the real
estate located at 43-45 West Street in said Bangor by virtue of
matured municipal sewer charge liens recorded in Book 6065, Page
151 and Book 6222, Page 48, Penobscot Registry of Deeds. Said deed
shall be directed to Key Bank, successor in title to Alison Curtis,
a copy of which is attached hereto.

The CITY OF BANGOR, a municipal corporation located in
Bangor, Penobscot County, Maine, as Grantor, for consideration
paid, releases to HEY BANN, a banking corporation having its
principal place of business in Bangor, Penobscot County, Maine, as
Grantee, successor in title to Alison Curtis, a certain lot o
parcel of land with the buildings thereon, situate in the City of
Bangor, Penobscot County, Maine, more particularly described as
follows, viz.
Real estate located at 43-45 West Street in said
Bangor, and further described in a deed recorded
n Volume 4498, Page 359, Penobscot Registry of
Deeds. Designated further in City records a
Assessor's Map 13, Lot 110, real estate account
number 38291.
Any and all other rights, easements, privileges
and appurtenances belonging to the granted
estate are hereby conveyed.
The purpose of this deed is to release to the Grantee any
interest the Grantor may have in Che -above described property by
irtue of matured sewer liens assessed against Alison Curtis and
corded in Book 6065, Page 151 and Book 6222, Page 48, Penobscot
Registry of Deeds. All public easements or other public interests
n the described premises for roads, sewers, or other purposes are
expressly reserved.
The said CITY OF BANGOR has caused this instrument to be
sealed with its corporate seal, and signed in its corporate name by
RONALD 1. HELLER, Finance Director, thereunto duly authorized, this
day of August, 1999.
