In the Spring of 1999 a representative of Lincoln Colcoml Properties-BGR, Inc., owners of 53 Charles
Street, contacted the City about signing a workout agreement to pay outstanding sewer charges and real
estate taxes. The sewer and real estate tax liens had matured.
However, w"out the benefit of a workup agreement, the taxpayer began making regular payments and
is now paid through the March 2001 real estate bill and is anent on the sewer charges.
There are no code issues. The taxpayer now requests a municipal quitclaim deed. The Finance
Committee recommended approval at its August 21, 2000 meeting.

ORDERED,
THAT Rotwld I. Heller, Finance Director, Is hereby authorized and directed, on
behalf of the City of Bangor, to execute a Municipal Quitclaim Deed releasing any
interest the City may have in the real estate located at 53 Charles Street in said Bangor
by virtue of several matured municipal sealer charge and real estate tax Iles recorded
in the Penobscot Registry of Deeds. Said deed shall be directed to Lincoln Colcord
Properties-BGR, Inc., a copy of said deed being attached hereto.

MUNICIPAL QUITCLAIM DEED
The CITY OF BANGOR, a municipal corporation located in Bangor, Penobscot
County, Maine, as Grantor, for consideration paid, releases to LINCOLN COLCORD
PROPERTIES-BGR, INC., of Bangor, Penobscot County, Maine, as Grantee, a cedan
lot or parcel of land with the buildings thereon, situate in the City of Bangor, Penobscot
County, Maine, more particularly described as follows, viz:
Real estate located at 53 Charles Street in said
Bangor and fuller described in dads recorded in
Volume 4893, Page 354 mM Volume 5593, Page
119, Penobscot Cowry Registry of Deeds. Said
real mare is barber described in City records as
sewer court number 074-054, real estate account
number 49157, Assessor's Map 32, Lot 26.
Any and all other rights, easements, privileges and.
appurtenances belonging to the granted estate are
herebyconveyed.
The purpose of this deed is to release to the Grantee any interest the Grantor may.
have in the above described property by virtue of natured sewer charge liens recorded
against Lincoln Colcord Properties-BGR, Inc. and recorded in Book 5643, Pages 184,
195,186 and 187 and Book 5847, Page 231 and by virtue of matured real estate t,ix liens
for the years 1995,19% and 1997 assessed against Grantee recorded in Book 5875, Page
289, Book 6140, Page 56, all Book 6407, Page 50, Penobscot Registry of Deeds. All
public easements or other public interests in the described premises for roads, sewers, or
other purposes are expressly reserved.
The said CITY OF BANGOR has caused this instrument to be sealed with its
corporate said, and signed in its corporate name by RONALD 1. HELLER, Finance
Director, theremw duly authorized, this _ day of August, 2000.
