The applicant, Morris L. Far, is requesting a contract zone
change from Contract Shopping and Personal Service District to
Contract Shopping and Personal Service District for a parcel of
land located at 416 Stillwater Avenue. This parcel is presently
zoned Contract Shopping and Personal Service District and the
applicant proposes to amend the existing contract conditions.

THAT the zoning boundary lines as established by the Zoning Map of the City of Bangor dated
October 28, 1991, as amended, be hereby further amended as follows:
By changing a parcel of land located at 416 Stillwater Avenue (Tau Map No. R-55, Parcel No.
11) from Contract Shopping and Personal Service District to Contract Shopping and Personal
Service District. Said parcel containing approxMately 1.8 acres and being more particularly
indicated on the map attached hereto and made a part hereof.
PROVIDED, HOWEVER THAT, in addition W the mandatory conditions Imposed by Chapter
165-7 of the Ordinaryis of the City of Bangor, said Change of zone is granted subject to the
following conditions:
1. The use and/or operation of the subject premises shall be subject to the following
limitations and/or restrictions:
A. The subject property shall be used only for residential, office, Daycare center for
more than twenty children, or school far prof R.
B. Buildings maintalned or constructed on the subject premises will be residential In
appearance.
C. Any new structures erected on the subject property shall amply with the height
restrictions of the zone in which the building is situate.
D. Maximum lot coverage, including exist ng buildings shall be limited to Thirteen
Percent (13%) the maximum lot average allowable in the zone in which the
subject premtses is situate.
E. Minimum sideyards of Twelve (12) feet on the south side and twenty-five (25)
feet on the north side and a minimum rearyard of Twenty-five (25) feet shall be
maintained.
2. Execution by Nose parties with an interest in the affected property, of an
agreement providing for the implementation and enforcement of all the temps and conditions
set forth above and the recording of sald executed agreement in the Penobscot County
Registry of Deeds by the property owner, a copy of said agreement being on file in the office
of the City Clerk and incorporated herein by reference. In the event that said agreement is
not so executed within ninety (90) days from the date of passage hereof, this Ordinance shall
became null and void.
