Commentary:
The City has recorded three property tax liens and three sewer liens on property at 49 Charles Street.
The first two property tax liens have matured. The other liens have W.
The first two property tax liens were paid In full in February of this year. At that time the City should
have given quitclaim deeds because R was after Me Hero matured. Instead, discharges were recorded.
This error was discovered during a title search. The owner is now asking for the quitclaim deed.
Because a closing on the sale of the property was scheduletl for the week of July 15o a deed was
executed and delivered to the dosing agent Al outstanding City charges will be paid at the time of
closing.
This Resolve will ratify the actions of staff.

QITLE.) RESOLVE, Ratifying Execution and Delivery of Municipal Quitclaim Deed -- Real
Estate Located at 49 Charles Street
By the City Council of the City of Bangor:
RESOLVED,
THAT the actions of the Finance Director and City Solicitor in executing
and delivering a Municipal Quitclaim Deed releasing the City's interest In real estate located
at 49 Charles Street by virtue of several matured real estate tax and sewer liens recorded in the
Penobscot Registry of Deeds to The Bank of New York is hereby ratified and affirmed.
