The Federal Aviation Administration wishes to renew its lease of 7,500 -sq. R of office space in Building
#96 located at 138 Maine Ave. FAA has leased Building#96 for its"Sector Facilities" operation since
1993. Its "Sector Facilities" opmation has 29 employees.
The lease rete has been $6,031.25 per month or $9.65 per sq. R The proposed new lease would include
the same 7,500 sq. ft of office space, use of any common areas, such as enhances, exits and loading areas,
and 16 parking spaces. The tern would be for one year, from October 1, 2001 to September 30, 2002,
which can be counted annually at the option of FAA for four (4) additional years or until September 30,
2006. FAA can terminate the lease by providing ninety (90) days notice.
The proposed lease rate would be $6,406.25 per month or $10.25 per sq. it The rete may be renegotiated
on this anniversary date of the lease to compensate the Cityfor any increases in the cost ofutilifies. The
use would be restricted for office uses. The City would assume the cost of utilities including electricity,
fuel oil, and water and sewer user fees. The City would be responsible for all interior and exterior
maintenance including building fixtures, equipment foundation, roof, structural walls, operating systems,
drum, windows, floors and floor coverings, ceilings, walls, and interior and exterior surfaces, as weft as
parking areas, grounds landscaping, snowplowing and the cleaning of common areas. FAA would be
responsible for cleaning its apace. The City would agree to wpaint and re -carpet the leased premises
during 2002. The BwAir Board of Direwit; and staff recommend approval of this lease agreement under
the terms and conditions outlined above. �

ORDERED, THAT
WHEREAS, the Federal Aviation Administration's Sector Facilities operation provides a valuable
service to Bangor International Airport and other alwills in Maine; and
WHEREAS, the Federal Aviation Administration has leased office space at 136 Maine Ave. since
1993 and has requested to continue leasing the office space;
NOW, THEREFORE, BE IT ORDERED BY THE CITY COUNCIL OF THE CITY OF BANGOR
THAT the City Manager is hereby authorized, on behalf of Ne City of Bangor, to #¢cute an
Indenture of Lease between the City of Bangor and the United States of America, Federal
Aviation Administration with the following terms and conditions and in a toren approved by the
City Solicitor or Assistant City Solicitor;
Premises: 7,500 W. ft of office space in Building #96, 138 Maine Ave.; use of any common use
areas, such as entrances, exits and loading areas; and 16 parking spaces In the
building's designated parking areas.
Term: Cine year, from C ctober 1, 2001 to September 30, 2002; with options for FAA to
extend annually for four (9) additional years or until September 30, 2006; FAA an
terminate the lease by providing ninety (90) days home.
Itate: $6,906.25 per month ar $10.25 par W. ft. The rate may be renegotiated on the
anniversary date of the lease to compensate the City for any Increases in the cent of
utilities.
Use: The premises will be used as a business office and for not other purposes without the
consent of th City of Bangor.
Utilities: The City of Bangor will assume the cost of utilities furnished to or consumed on the
premises including electricity, fuel oil, and water and sewer user fees.
Maintenance: The Clty will be responsible for all Interior and exterior maintenance, including
building fixtures, equipment, foundation, roof, struchNral walls, operating systems, doors,
windows, Floor and Floor coverings, ceilings, walls, and interlor and eaterlor surfaces; parking
areas, grounds landscaping, snowplowing and me cleaning of common areas. FAA will be
responsible for cleaning Its space. The Ory agrees to re -paint and re -carpet the leased
premises during 2002.
