O rd l n a n C e 7 Amending Land Development Code —Contract Zone Change - 100 Unden Street THAT the zoning boundary lines as established by the Zoning Map of the City of Bangor dated October 28, 1991, as amended, be hereby further amended as follows: By changing a parcel of land located at 100 Linden Street (Tax Map No. 38, Parcel No. 9A) from Urban Residence One District to Contract Urban Service Dismct. Said parcel mmaining approximately 1.92 acres and being more particularly indicated on the map attached hereto and made a part hereof. PROVIDED, HOWEVER THAT, in addition to the mandatory conditions imposed by Chapter 165-7 of the Ordinances of the City of Bangor, said charge of zone is granted subject to the following conditions: 1. The use and/or operation of the subject premises shall be subject to the following limitations and/or restrictions: A. Business or commenAal use of the premises shall be restricted to the basement level; the remainder of the structure shall be limited to a single- family residence. B. Hours of operation shall be restricted to between 8:00 a.m. and 6:00p.m. Monday through Saturday. C. Signage for the Maines or commercial use shall be restricted to one nameplate sign. D. No more than three owners/employees may work in the business or commercial use at one time. E. Then; shall be adequate off-street parking for all vehicles associated with the commercial use. F. The business or commercial use shall not serve food or alcohol. G. The business a commercial use shall not have retail ales. H. The chines or commercial use shall not offer overnight accommodations. 03-]6 2. Execution by those parties with an Interest in the affected property of an agreement providing for the Implementation and enforcement of all the terms and conditions set forth above and the reconding of mid a uted agreement In the Penobscot County Registry of Deeds by the property owner, a copy of said agreement being on file in the ofice of the City Clerk and incorporated herein by reference. In the event that said agreement is not so executed within ninety (90) days from the data of passage hereof, this Ordinance shall become null and vold.
