HomeMy WebLinkAbout2002-12-23 03-42 ORDERItem No. 03-42 Date: December 23, 2002 Item/Subject Authorizing the sale of a portion of Lot 13 in the BanAir Industrial Park to Kurt Thomas Responsible Department: Community& Economic Development Commentary: Kurt Thomas, owner of Bangor Motor Sports, wishes to purchase Lot 13 in Me Ban it Industrial Park to construct a 7,500 sqft. building. Bangor Motor Sports currently occupies an adjacent lot in the park, and the new building would serve as a warehouse and office. Bangor Motor Sports has Increased employment from 4 people when they opened in 1996 to 12 people currently employed. Lot 13 is 1.89 acres with Montage on Barb Court. The Berl Industrial Park is an urban industrial land use district, and therefore a one-story building of up to 26,500 sq. If could potentially be developed onthelot Based upon our developmemguidelines of a minimum initial development of 16% of total lot area, the size of lot 13 suggests that a 13,000 sq. ft. building should be constructed, The Board of Directors of the Sari Corporation and staff recommend that a parcel of land be sold to Mr. Thomas under the following terms and conditions: a) Lot 13 be divided into two lots, 13A and 13B. Lot 13A to be approximately.98 acres, 42,500 sq. ft Lot 13B to bs approximately 91 acres. b) Lot 13A be sold to Kud Thomas for $.666 per sq. ft. which is derived from a land evaluation of $29,000 per acre. Therefore, y the lot when finalized is 42,500 sq. fl, the sale price would be $28,305. c) The building shall have a gross floor area of not less than 7,500 sq, ft and shall have a wood or steel frame with metal or masonry walls and a foundation or slab. The proposed building would then be 18% of the new total lot area. J) Site work and building improvements shall commence within one (1) year.
