The applicants, David B. Lawler and the City Of Bangor, are
requesting a contract z change for ten parcels of land located
n Hammond Street, Union Place and Union Street from Urban
Residence Two District and Multi -Family and Service District to
Contract Urban Service District. These ten parcels comprise a
land area of. approximately 1.49 acres.
The Business and economic Development Committee reviewed this
item at its meeting of September 15, 200 .

Be B ordained by the Ciry lBangor, wfdlmva:
THAT the zoning boundary lines as established by the Zoning Map of the City of Bangor dated
October 28, 1991, as amended, be hereby further amended as follows:
By changing ten parcels of land located at 281, 273, 265 and 253 Hammond Street, 7, 8, 12,
14, and 16 Union Place, and 251 Union Street CTax Map No. 33, Parcel Nos. 43, 44, 45, 46,
42, 39, 40, 40A, 41, and 38) from Urban Residence Two District and Mufti -Family and Service
Distrkt to Contract Urban Service District. Said parcels containing approximately 1.47 acres
and being more particularly Indicated on the map attached hereto and made a part hereof. _
PROVIDED, HOWEVER THAT, in addition to the mandatory conditions Imposed by Chapter
165-7 of the Ordinances of the City of Bangor, said change of zone is granted subject to the
following conditions:
1. The use and/or operation of the subject premises shall be subject to the
following limitations and/or restrictions:
A No gasoline pump shall be located within 500 feet of any existing residential
building.
B. No alcoholic beverages shall be served or consumed in any eating and drinking
establishment, private dub or lodge, enclosed recreation center, drive-in
business, or retail business located on the property.
C. No service window or station for a dove -in business shall be located within 200 f
eet of any edsting residential building.
D. No commercial servicing of automobiles or other motor vehicles shall be
permitted within 200 feet of any existing residential building.
E. No more than 5,000 square feet of gross floor area of any new building
constructed on the property shall be devoted to any commercial activity
permitted in the Urban Service District. Provided, however, that the foregoing
limitation shall not apply to any basemen floor area used for hearing, plumbing,
ventilation, or other building infrastructure, or used for the storage of any goods
or materials
