Sunbury Properties, LLC has relmsted the City grant them tentahve develops status for development of
a proposed 22,000.25,1100 square foot medical office building on Lot 10 in the Maine Business Enterprise
Park. This Order would grant Sunbury Properties, LLC acclusive status as developer of the site unfit
OGober 11, 2004 and unfit than the City would deal exclusively with Sunbury Properties, LLC for
development of the site. During this period, Sudbury Properties, LLC would have an oppommity to
submit for the City Council's consideration amore specific proposal for its proposal development
sufficient in detail to omline the general scope of development and convey to the City sufficient
information to determine the level of investment and charads of the work to be psrfonned.

OROBRtiD, THAT
WHEREAS, Sunbury Properties, LLC Is Interested in developing a medical once building
on Lot 10 in the Maine Business Enterprise Park; and
WHEREAS, Sunbury Properties, LLC requires time to prepare a formal development
proposal for consideration by the City Council; and
WHEREAS, Me City has granted'Yentative developer' status to potential developers em
various City owned development sites in the past, thereby providing the developer time to
prepare a specific development proposal for the Cry Council's consideration and during which
time the City agrees to deal exclusively with the designated tentative developer for the purpose
for which tentative developer status was granted;
NOW, THEREFORE, BE IT ORDERED BY THE CITY COUNCIL OF THE CRY OF
BANGOR THAT Sunbury Properties, LLC is hereby designated the tentative developer of Lot
10 in the Maine Bueness Enterpdse Park; Mat such designation is in effect until October Il,
2009; that Sunbury Faperties, LLC shall have until October 11, 2009 to prepare and submit In
writing to the City a specific propesel for development of a 22,000-25,000 square feet medical
olflce building on the site; and that during the perwd of designation the City agrees to deal
exclusively wIM Sunbury Raperfies, LLC for the purpose for which tentative developer status
was granted. The proposal submitted for the Cels consideration shall be suificlent in detall to
came the general scepe of development and convey sufficient information for the City to
determine the level of investment proposed, character of the work to be performed, and
schedule for Me proposed development Preliminary plans submitted with the proposal are to
include a concept plan showing the proposed layout of the building and other site
improvemerts; a floor plan slowing proposed general mem layouts and use, including
entrances and exits and overall floor area for each floor; and a suludde cross-sec0on or
elevation of the building showing the relationship of floors to surrounding grades, and materials
to be used for exterior building facade treatment.
