Sunbury Medial Properties, LLC is developing a 24,515 square foot medial office building on Lot 10 in
the Maine Business Emerprlse Park The building is under construction with occupancy andcipated early
in 2006. Sunbury Medial Properties is anticipating the need to expand the building and has requested
Me City grant It tentative developer states on the adjacent Lot 8 far a period of six (6) months to give
them time to prepare and present a development proposal to the Council for Its consideration. This Order
would grant Sunbury Medical Properties, LLC exclusive status as tentative developer of the site until
March 22, 2006 and until then the Gry would deal exclusively with Sunbury Medial Properties, LLC for
development of Lot 8. During MIs period, Sunbury Medical Properties, LLC would have an opportunity to
submit for the City Council's consideration a more specific proposal for its anticipated expansion sufficient
In delall to outline the general scope of development and convey to the Clry sufficient information to
determine the level of Investment and character of the work to be performed.

(TRLEJ Order, Designating Sunbury Medical Properties, LLC Tentative Developer
of lot 8 — Maine Business Enterprise Park
WHEREAS, Sunbury Medical Pmperdes, LLC is developing a 29,000 square foot medical office
building on Lot 10 in the Maine Business Enterprise Park; and
WHEREAS, Sunbury Medical properties, LLC has requested designation as tentative developer
of the adjacent Lot 8 in the Maim Business Enterprise Park to prowide for the
anticipated expansion of the building row under construction on Lot 10; and
WHEREAS, Sunbury Medical Properties, LLC has requested the tentative developer designation
for a period of six (6) months to prepare and present a formal development
proposal for conside2don by the City Coundl; and
WHEREAS, the City has granted 1arrove developer" status to Potential developers on
various ON owned development sites in the past thereby providing the developer
Ume to prepare a spedfid development proposal for the Ory Counal's
consideration and during which rime the City agrees M tleal exduvVely W W the
designated tentative developer for the purpose far which tentative developer
status was granted;
NOW, THEREFORE, BE IT ORDERED BY THE QTY COUNCIL OF THE CRY OF BANGOR
THAT Sunbury Medical Properties, LLC is hereby designated the [tufa a developer of Lot 8 in
the Maine Business Enterprise Park; that such designation is in effect until March 27, 2006; that
Sunbury Medical properties, LLC shall have until March 27, 2006 to prepare and submit in
writing to the City a specific proposal for development of an expansion of its medical office
building onto the site; and Mat during the period of d"nation the City agrees to deal
excli with Sunbury Medical Properties, LLC for the purpose for which tentative developer
status was grarded. The proposal submitted for the City§ consideration shall be sNBdent in
detail to outline the geonrel scope of development and comvey sufficient information for the City
to determine the level of Investment proposed, character of the work to be performed and
schedule for the proposed development. Preliminary plans submitted with the proposal are m
include a concept pian showing Me proposed layout of the building and other site
impmw:ments; a floor plan showing proposed general roam layouts and use, Including
entrances and exits and overall floor area for each floor; and a suitable cross-section or
elevation of the building showing the relationship of floors M surrounding grades, and materials
to be used for exterior Wilding facade treatment. _
