Commentary:
Sunbury Medical Properties has developed a 24,700 square foot, two story medical office facility on Lot
10 in the Maine Business Enterprise Park. Akhough Sunbury Medical maximized the number of padding
spaces in Its development and provided 101 parking spaces where 82 were required, It has experienced a
shortage of parking to support the existing services it provides and needs additional spares to support its
Intent M provide additional se aces. As a solution to its parlurg problems, Sunbury has requested that
the City sell a portion of the adjacent undeveloped Lot 8 to allow Sunbury to expand @s parking rapacity
by 26 spaces. The sale world involve 16,20 square feet (.37 acre) of Lot 8 for $20,372. It would reduce
the size of Lot 8 from 2.81 acres to 2.43 acres leaving a still vlable building site. The request has been
reviewed by the BamAir Board of Directors and the Business and Economic Development Committee, and
both have recommended Council approval with Me following conditions: the development must
commence within am (6) months of the elate of purchase and be competed within two (2) years of the
date of purchase, must comply with the Covenants and Restrictions of da Maine Business Enterprise
Palk, must be approved by Me Maine Business Enterpase Park Design Review Committee, and the sale
price will be $20,372 plus related expenses such as Survey, subdivision permit, and SLODA permit

CITY OF BANGOR
(TITLE.) ORDER, Authorizing the Sale of a portion of Lot 8 in the Maine Busines Enterprise
Park
WHEREAS, Sunbury Medical Properties, LLC has developed a 24,200 square foot medical office
building on Lot 10 In the Maine Business Enterprise Park; and
WHEREAS, Sunbury Medical Properties, LLC is experiencing and anticipates the need for
additional parking to support additional services it intends to proiMe; and
WHEREAS, there is additional land area available an the adjacent uncle reloped tot 8 in the
Maine Business Enterpnse Park; and
WHEREAS, sale of the property is recommended by the Board of Directors of the BanAlr
Corporation.
NOW, THEREFORE, BE IT ORDERED BY THE CRY COUNCIL OF THE CITY OF BANGOR
THAT the City Manager is hereby authorized to execute, on behalf of the City of Bangor, a
Purchase and Sales Agreement with Sunbury Medical Properties, LLC for purchase and
development of a portion of Lot 8 in the Maine Business Enterprise Park under the folowing
terms and conditions and in a final farm approved by the City Solicitor or Assistant City
Sulidtor:
1. Sale of 16,283 sq. ft. of the adjoining Lot 8.
2. Development must commence within six (6) mondrs of the data of purchase and be
completed within two (2) years of the date of purchase.
3. Development must comply with the Covenants and Restrictions of the Maine Business
Enterprise Parc.
4. Development must be approved by the Maine Business Enterprise Park Design Review
Committee.
S. Sale price will be $20,322 plus related expenses such as survey, subdivision permit and
SLODA permit.
