That Chapter 165, Land Development Code, § 165-13, be amended by adding the following:
Ankle M. 165. 103a Technology and Service: District
A. Statement of purpose. The Technology and Service District Is established to provide for
certain technology based business and office development sites for businesses seeking
a business park type settmg. The range of uses in this district will include office
facilities, information processing and medical services. Some light Industrial uses will be
allowed provided they on demonstrate no adverse impacts on adjacent businesses in
the District.
B. Basic requirements. Buildings or land used or occupied and buildings or structures
erected, constructed, reconstructed, moved or structurally altered shall comply with the
requirements of this section, Andes II through XD and the specific development
standards of Annie XIX of this chapter.
C. PermaKd uses. The following uses as permitted in this district:
(1) Business or professional offices
(2) Clinic, medical or dental
(2) Research and testing laboratories
(3) Daycare centers
(4) Information processing & telemarketing
(5) Uses accessory and Incidental to the above uses
D, Conditional Uses. Subject to Planning Board approval under the provisions of 165-9, the
following uses may be pxmttted in this district:
(1) Any of the above uses with outdoor storage, provided the storage area shall be
limited to:
(a) 5% of the building gross floor area, but not to exceed 2,000 square feet
total.

(d) do not create smoke or dust discernible at the property line
(e) Light industrial operations that provide outdoor storage shall meet the
requirements of Section D I above.
E. Prohibited uses. Any use not specifically permitted in this section or in Articles R
through )at of this chapter is prohibited.
AND THAT Schedule B of the land Development Cade be amended as it pertains to the

Amending Land Development Code
Chapter 165-103a Technology @ Service District
Council Ordinance 06-224
Please be advised that the Planning Board at its regularly scheduled
meeting on June 20, 2006 held a Public Hearing on the above Land
Development Code Amendment.
The Planning Staff gave a brief overview of the reasons behind creating a
new wring district for the Maine Business Enterprise Park. The new district will
allow Maine Business Enterprise Park to be treated separate from the Industry
and Service District and maintain the high quality development there.
While the Board was in agreement with the concept to develop a new
district for Maine Business Enterprise Park they were concerned about the
proposed list of uses and whether they should be more clearly defined.
The Board voted three in favor and two opposed to recommend to the
City Council that it adopt the proposed amendment that would add the
Technology and Service District.
The Planning Staff indicated it would review the proposed list of permitted
uses and develop additional definitions if warranted.
