CapeTown Center LLCwishestoconstmcta 14,000 sq. ft. building. Most of the bullding, 9,000 sq. ft., will be used as a distribution warehouse and retail store for Freihofers. Freihofers is a manufacturer of breads, buns, and rolls. The remaining 5,000 sq. ft. will be rented to another tenant Lot 6 I 3.04 acres with 330 ft. of frontage on BanAir Road. An estimated 49% of the lot is designated as wetlands, leaving about 1.55 acres for development Our development guidelines suggest a minimum Initial development of 16% of total developable lot area, or a 10,820 sq. ft. bullding. The proposed building at 14,000 sq. ft, is 129% of Me minimum development target. The lot has been offered far sale at $50,000, an appropriate price given one amount of wetlands affecting Me lot Caldwell Banker Millett Realty is the agent for the Buyer. The City is not represented by a real estate broker, although City payment of a 5% fee to Me buyers agent is a condition of the sale. The offer by CapaTown is made win several conditions; 1. Buyer review of a survey provided by the seller 2. A soils test M be obtained by the buyer 3. Buyers obtaining local permits to construct a 14,000 sq. ft. building 4. Buyers obtaining DEP approvals 5. Property to be conveyed by a warranty deed 6. Seller pays brokemge fee of 5% of purchase once to Millet Realty, Inc. Order, Authorizing the Sale of Lot 61n the Ba Air Industrial Pah to Capellown Center LLC WHEREAS, die City of Bangor owns land In the BanAir Industrial Park, Hammond Street, Bangor, Maine; and WHEREAS, CapeTown Center LLC has offered to purchase Lot 6 in the BarAir Industrial Park W construct a commercial building; NOW, THEREFORE, BE IT ORDERED By THE CRY COUNCIL OF THE CRY OF BANGOR THAT the City Manager is hereby authomsed, on behalf of the City of Bangor, to execute a Contract For Sale of Real Estate and any other related documents For Lot 6 in the Benydr Industrial Park to CapeTown Center LLC in a form approved by die City Solicitor or Assistant City Solicitor and containing Me following terra and conditions: a.
