THAT the zoning boundary lines as established by the Zoning Map of the City of Bangor dated
October 28, 1991, as amended, be hereby further amended as follows:
By changing a parcel of land located at 796 Odlin Read (Tax Map No. R-10, Lot 11) from
Industry and Service District to Urban Industry District. Said parcel containing approximately
1.26 acres and being more particularly indicated on the map attached hereto and made a part
hereof.

MEMORANDUM

SURIECT: Amending Zoning Ordinance
796 Odlin Read
Council Ordinance 06-10
Please be advised that the Planning Board at its regularly scheduled
meeting on November IS, 2005 held a public hearing on the above zone change
request.
Mr. Dana Knapp, representative of Concord Trailways, spoke in favor of
the proposed change. Mr. Knapp indicated that they were requesting this zone
change to add a bus storage and wash facility at this site. He told the Board the
company had used the site for bus Parking and overnight accommodations for
bus drivers for some time. When the company discussed adding the wash
facility the Cade Enforcement Office had concerns as to whether the use ft in
Me Industry and Service District. Where the Urban Industry District clearly
allows the use and it is consistent with the City's zoning policy, a reaching
request seemed to be the logical route to take.
The Planning Staff gave a brief history of the zoning in the area and the
differences between the Industry & Service and the Urban Industry Districts.
Mr. Gould noted that this request is consistent with Me Cry's Land Use and
Zoning Policy Maps. The southern side of Gitlin Road is not an industrial park
and is located on a narrow parcel next to Interstate 95,
The Board discussed the potential uses of the property and the less
restrictive nature of the Urban Industry District. Mr. Knapp indicated that the
plans were not to change any buffers adjacent to the neighboring property.
The Board reviewed the City's adopted land use and zoning policy and voted
unanimously to recommend to the City Council that the proposed rezoning
request be approved.
