Permitted uses. The following uses are permitted In this district: (1) Single-family, clamored dwellings. (2) Home occupation or profession (subject to the requirements of Article N). (3) Community living arrangements, in accordance with 30-A M.R.S.A. § 4357-A, as may be amended. Gould, Planning Officer SUBJECT: Amending Land Development Code Chapter 165-99C and 103 and Schedule B Council Ordinance 07-156 Please be advised that the Planning Board at Its regularly scheduled meeting on May 1, 2007 held a Public Hearing on the above land Development Code Amendment. Planning Officer Gould indicated that the proposed changes were a small collection of housekeeping and setback and buffer adjustments to the "developing area"districts included in Schedule B. While many of these changes have been discussed and adjusted in accordance with Board concerns, some of them are new. Included in these revisions are accommodations for lesser setbacks for accessory structures in the Low Density Residential District (LDR), requiring buffers for attached residential projects, deleting buffers for 1-2 unit dwellings in the High Density Residential District (HDR), adjusting the setback standard for the Industry and Service District (I & S), eliminating the minimum buffer yard requirement between me industrial uses, providing separate development standards for churches and nursing homes in LDR, and adjusting buffer requirements for permitted and conditional uses in the Shopping and Personal Service District (SU)S). Two text amendments deal with eliminating dwelling units for security personnel in I&S that has gone unused for decades and clarifying the Intent of sewer service in cluster developments such that lots in excess of an acre an be served by on-site systems and lots less than an acre must be served by the public sewer system. Planning Officer Gould noted more work and discussion should take place, but some of these housekeeping changes have been waiting a while so R was best to get to them and revisit the other issues in the near future.
