Kurt Thomas, owner of Bangor Motor Sports, has made an offer to purchase Lot 13B in the BanAlr
Industrial Park for $20,000. Bangor Motor Sports currently occupies the adjacent lot In the park. Mr
Thomas Intends to use the lot for outside storage and, within two years, to construct a storage
building for customefs recreadonal vehicles. Bangor Motor Sports has Increased employment from
four (9) when they opened in 1996 to fifteen (15) currently employed.
Lot 13B is approximately .91 acres with frontage on BamAir Court. It Is located between the lot owned
by Mr. Thomas and a developable wetland area. Most of the lot, 75%, is designated as wetlands.
Neither the City nor Mr. Thomas is represented by a real estate agent in this transaction.
The Board of Directors of the BarAir Corporedon and Staff recommend that the parcel of land be sold
to Kurt Thomas under the terms and conditions as stated in the Council Order.

CITY OF BANGOR
(TITLE-) ORDER, Authorizing the Sale of Lot 1381n the BanAir Industrial Park to Kurt
Thomas
WHEREAS, the City of Bangor owns land in the BanAir Industial Park, Hammond Street,
Bangor, Maine; and
WHEREAS, Kurt Thomas, owner of Bangor Motor Sports, is the owner of Lot 13 in the
Bank Industrial Park; and
WHEREAS, Kurt Thomas has offered to purchase Lot 13B in the Bar -Air Industrial Park: and
WHEREAS, Me Board of Directors of the BanA r Corporation has reviewed this offer and
recommends its acceptance:
NOW, THEREFORE, BE IT ORDERED BY THE CITY COUNCIL OF THE CITY OF BANGOR
THAT
The City Manager is hereby authorized, an behalf of the City of Bangor, W execute a Contract
For Sale of Real Estate and any other related documents with Kurt Thomas Por Lot 13B in the
Samar Industrial Park in a form approved by the City Solicitor or Assistant City Solicitor and
containing the following terms and conditions:
a. The selling price will be $20,000.
b. Kurt Thomas will have reviewed and be satisfied with all zoning, land use and
environmental laws, codes, ordinances, and regulations affecting the property.
c. The area within the front setback must be landscaped and planted with a
minimum of trees and shrubs as follows: plant units per 100 ft.: one (1) shrub,
one (1) evergreen tree, and one (1) deciduous tree.
d. Kurt Thomas agrees ro limit any application for a Maine Stale Wetlands Alteration
Permit for Lot 13B to less Man 840 sq. ft. for one year from the data of closing.

Subject: Purchase of Lot 13B in the Boni Industrial Park by Kurt Thomas
Issue
Kurt Thomas, owner of Bangor Motor Sports, wishes to purchase Lot 13B in the BanAir
Industrial Park
Background
Bangor Motor Sports curently occupies the adjacent lot In the park. Kurt Thomas
initially plans to use the lot forcuislde storage. Within the trek Iwo years, Mr. Thomas
plans to constructs storage building far customer's recreational vehicles. Bangor Motor
Sports has Increased employment from four (4) people when they opened In 1998 to
fifteen (15) people currently employed.
Lot 13B is apprordmately.91 acres with frontage on BanAir Court. It is located between
We lot owned by Mr. Thomas and a developable wetland area. Seveni (75%)
percent of the lot is designated as wetlands. Mr. Thomas has offered $20,000 for the
lot. The City of Bangor is not represented by a real sabots broker in this transaction.
Recommendation
The Board of Dinsctors of the Bani Corporation and staff recommend that the offer be
accepted and the lot sold with the following terms and conditions:
a. The Buyer shall have reviewed and be satisfied with all zoning, land use and
environmental laws, codes, ordinances and regulations affecting the property.
b. The area within the front setback must be landscaped and planted with trees and
shrubs as follows: plant units per 100 R: one (1) arms, one (1) evergreen tree,
and one (1) deciduous tree.
c. The Buyer agrees to limit any application for a Maine State Wetlands Alteration
Permit for Lot 13B to less than 890 sq. ft. for one year from the data of closing.
