HomeMy WebLinkAbout1999-11-08 00-003 RESOLVECOUNCIL ACTION Item No. 00-3 Date November B 1999 item/Subject: Ratifying Execution and Delivery of Municipal Quitclaim Deed -- Real Estate Located at 1216 Hammond Street Responsible Department: Legal A tax lien for Unpaid 1994 real estate taxes assessed against property located at 1216 Hanmond Street was inadvertently discharged in 1994. Subsequently, when the error was discovered, a Tax Collector's Affidavit was prepared and recorded which reinstated the tax lien. The taxes were then paid prior to maturity but a discharge was not recorded. Since then the property was conveyed to a new owner and because of an upcoming sale, the deed needs to issue as soon as possible. This Resolve would ratify the actions of both the Finance and Legal offices in resolving this matter. THAT the actions of the Deputy Finance Director and city Solicitor in executing and delivering a municipal quitclaim deed releasing tax title to property located at 1216 Hammond Street to 1216 Hammwrtd Street, LLc, successor in interest to Francis P. Rich, Jr. and June A. Rich, is hereby ratified and confirmed. Rich, Jr. & June A. Rich, a New Hampshire limited liability corporation having an address of 1216 Hammond Street, Bangor, Penobscot County, Maine, as Grantee, the property located n Bangor, Penobscot County, Maine, more particularly bounded and described as follows: Real estate located at 1216 Hammond Street in said Bangor, and further described in a deed recorded in volume 4305, Page 156, Penobscot Registry of Deeds_ This property is further designated as Assessor's Nap R9, Lot 19, real estate account number 85705. Any and all other rights, easements, privileges and appurtenances belonging to the granted estate are hereby conveyed. The purpose of this deed is to release to the Grantee any interest the Grantor may have in the above-described property by virtue of an undischarged real estate tax lien assessed against Francis P. Rich, Jr. and June A. Rich for tax year 1994 recorded in Book 5662, Page 49, and a Tax Collector's Affidavit recorded in Book 5997, Page 189, Penobscot Registry of Deeds. All public easements or other public interests in the described premises for roads, sewers, or other purposes are expressly reserved.
