Item/Subject: Ordinance, Amending land Development Code — Contract Zone Charge —615
and 617 Odlin Road from Industry and Service to Contract Urban Industry District

The applicants, SAK and SAK Co. are requesting a contract zone change for two parcels of land
located at 615 and 617 Odlin Road containing approximately 17.83 acres, from Industry and
Service District to Contract Urban Industry District. The Urban Industry District was originally
created for existing in -town Industrial sites on small lots and for some of the heavier industrial
uses. The Industry and Service District is a typical industrial district for newly developing
industrial areas. The proposed contract conditions apply the development standards of the I&S
District and eliminates some of the more extreme industrial uses to obtain the wide Flexibility of
uses allowed in UID.

THAT the zoning boundary lines as established by the Zoning Map of the City of Bangor dated
October 28, 1991, as amended, be hereby further amended as follows:
By changing two parcels of land located at 615 and 617 Odlin Road (fax Map No. R-18, Part
of Parcel No. 2 and Parcel No. 1) from Industry and Service District to Contract Urban Industry
District. Said parcels containing approximately nine acres and being more particularly
indicated on the map attached hereto and made a part hereof.
PROVIDED, HOWEVER THAT, In addition to the mandatory conditions imposed by Chapter
165-7 of the Ordinances of the City of Bangor, said change of zone is granted subject to the
following conditions:
1. The use and/or operation of the subject premises shall be subject to the
following limitatlons and/or restrictions:
A. The property shall not be used as a solid waste facility, a petroleum product storage
facility or a junkyard.
B. Minimum Lot Area: 20,000 square feet.
C. Minimum Front Yard Setback: 40 feet.
D. Minimum Side Yard Setback: 25 feet.
E. Minimum Rear Yard Setback: 25 feet,
F. Maximum Building Height: 50 feet.
G. Maximum Lot Coverage: 35%.
H. Maximum Floor Area Radio: 0.6
I. Maximum Impervious Surface Ratio: .70
J. Minimum Lot Width: 150 feet.
2. Execution by them parties with an interest in the affected property of an
agreement providing for the implementation and enforcement of all the terms and conditions
set forth above and the recording of said executed agreement in the Penobscot County
Registry of Deeds by the property owner, a copy of said agreement being on file in the office
of the City Clerk and incorporated herein by reference. In the event that said agreement is
not so executed within ninety (90) days from the date of passage hereof, this Ordinance shall
become null and void.

Be it ordained by the City of Bangor, as follows:
