Miller, d/b/a ASCO Corrugated By W CUa Cara Of W Car of8ataor: ORDERED, THAT the City Manager is hereby authorked, on behatl of the City of Bangor, to execute an amendment to a lease agreement with Herman J. Miller, d/b/a ASCO Corrugated in a form approved by the City Solicitor with the following general terms and conditions: Terme and Conditions Premises: 4,000 square feet in Building #92, 104 Maine Ave. Term: December 23, 1996 to August 31, 1997. Rate: $1,000 per month. For the period from December 23 to December 31, 1996 $290.00 Other terms and conditions of the lease agreement would remain unchanged: 1. The Tenant will provide comprehensive public and property damage liability insurance to limits of $300,000 per each occurrence. 2. The Tenant will pay real estate, building and personal property taxes. 3. The City of Bangor will be responsible for repairing the building's major structural components. The Tenant will be responsible for all fixtures, doors, windows, floor and floor coverings, ceilings, walls, interior paint surfaces, rubbish removal and snowplowing. 4. The Tenant will pay all utilities. 5. The premises will be used in a businesslike, clean and safe manner for manufacturing and selling corrugated packaging and related products and for no other purposes without the consent of the City of Bangor. Bolduc, Executive Manager Date: March 12, 1997 'Aoa Subject: Amendment to a lease agreement with Herman J. Miller, d/b/a ASCO Cormgated lease Herman J. Miller, d/b/a ASCO Corrugated wishes to expand the amount of space leased in Building #92, 104 Maine Ave. in the Bangor International Airport complex. Background ASCO Corrugated manufactures non-standard corrugated cartons for customers in central Maine. ASCO Corrugated has leased 2,500 sq. ft. space in Building #92 since April 1, 1995. The othertenant in the building, Fenton Hill American Ltd., has decided not to extend its lease. Mr. Miller would like to lease the remainder of the building which would be an additional 1,500 sq. ft. Terms and Condit ons Herman J.
