Item No.
Date: December 28, 2009
Item/Subject: Ordinance, Amending the Land Development Code, Chapter 165 § 165-72 — Required
Number of Spaces — Retail or Service Business.
Responsible Department: Planning Division
Commentary:
This amendment adjusts the parking requirement for retailers of furniture and large appliances. Based on
national parking demand studies, furniture stores have a lesser parking demand per square foot than general
merchandise stores. The additional parking area can have quite an impact on impervious surface for larger
retail buildings.

MEMORANDUM
DATE: January 6, 2010
TO: The Honorable City Council
FROM: David G. Gould, Planning Officer
SUBJECT: Amending Land Development Code 165-72
Council Ordinance 10-038
Please be advised that the Planning Board at its regularly scheduled meeting on
January 5, 2010 held a public hearing on the above Land Development Code
Amendment.
Planning Officer David Gould explained that the proposed amendment was
intended to add a specific parking standard for furniture and large appliance
retailers. Historically, the Land Development Code treated all retailers with the
same standard of one parking space per 300 square feet of floor area. It was
brought to our attention that furniture stores tend to have about half the
parking demand as general retail stores. The amendment would add that use to
the off-street parking requirements section of the Land Development Code.
There were no proponents or opponents from the public in attendance.
Planning Board Members had no concerns with the proposed amendment and
voted unanimously to recommend the amended parking standard for furniture
and large appliance retailers contained in C.O. 10-038.
