QUITCLAIM DEED WITH COVENANT
The CITY OF BANGOR, a Maine municipal corporation with a principal place of business at 73
Harlow Street, Bangor, Maine 04401, for consideration paid, grants to the TOWN OF HAMPDEN, a
Maine municipal corporation with a principal place of business at 106 Western Ave, Hampden, Maine
04444, with Quitclaim Covenants, all right, title and interest in and to the land, together with any
buildings and improvements thereon, in Hampden, Penobscot County, State of Maine, described as
follows:
See Exhibit A attached hereto and made a part hereof.
Any and all other rights, easements,privileges and appurtenance belonging to the granted estate are
hereby conveyed.
Meaning and intending to convey a portion of the property described in a deed from Sterns Lumber
Company to the City of Bangor, dated May 25, 1955, as recorded at the Penobscot County Registry of
Deeds in Book 950, Page 184.
IN WITNESS WHEREOF,the City of Bangor has caused this instrument to be signed as an instrument
under seal by its City Manager hereunto duly authorized, this day of , 2024.

EXHIBIT A
A certain lot or parcel of land situated along the Marina Road in the Town of Hampden, County of
Penobscot, State of Maine, the bounds of which being more particularly described as follows:
BEGINNING at a 1 �/z" square iron bolt found in the southwesterly line of land of Eurovia
Atlantic Coast LLC as described in a quitclaim deed from The Lane Construction Corporation
dated December 6, 2018, recorded in Book 15038, Page 245 of the Penobscot County Registry
of Deeds (PCRD), said point of beginning being the northerly most corner of land of the City of
Bangor as described in a deed from the Sterns Lumber Company dated May 25, 1922, recorded
in Book 950, Page 184 of the PCRD;
THENCE, South 55° 53' 08" East, along the southwesterly line of said land of Eurovia Atlantic
Coast LLC, a distance of 50.65 feet to a s/8" capped iron rod set;
THENCE, South 24° 57' 28" West,through land of the City of Bangor, a distance of 544.49 feet
to a s/8" capped iron rod set in the northeasterly line of land of Hamlin's Marina, Hampden as
described in a quitclaim deed with covenant from the Town of Hampden dated November 7,
2013, recorded in Book 13424, Page 19 of the PCRD;
THENCE,North 31° 36'29" West, along the northeasterly line of said land of Hamlin's Marina,
Hampden and crossing the traveled way of the Marina Road, a distance of 150.00 feet to a s/8"
capped iron rod set;
THENCE, continuing North 31° 36' 29" West, along the northeasterly line of said land of
Hamlin's Marina, Hampden, a distance of 18 feet, more or less, to the highwater line of Turtle
Head Cove of the Penobscot River;
THENCE, generally northeasterly, along the highwater line of Turtle Head Cove, a distance of
153 feet, more or less, to the confluence of Turtle Head Brook (also known as Sucker Brook),
being the southerly line of land formerly of Catherine A. Dupray as described in a release deed
from Lewis J. Dupray and Catherine A. Dupray dated May 3, 2007, recorded in Book 10939,
Page 12 of the PCRD;
THENCE, generally easterly, along the thread of Turtle Head Brook,being the southerly line of
said land of Dupray, a distance of 12 feet, more or less, to the southeasterly corner thereof;
THENCE, North 24° 57' 28" East, along the easterly line of said land of Dupray, a distance of
174.08 feet to a 3/4" iron rod found at the southeasterly corner of land of James D. Burdin and
Roberta M. Burdin as described in a deed from the Estate of Katherine C. Hunt dated
October 29, 2012, recorded in Book 12994, Page 181 of the PCRD;
THENCE, continuing North 24° 57' 28" East, along the easterly line of said land of Burdin and
crossing the traveled way of the Marina Road, a distance of 170.98 feet to the POINT OF
BEGINNING.
The parcel hereinabove described contains 0.84 acres, more or less.

Set iron rods have aluminum caps stamped "Haley Ward—PLS #2292"
The basis of bearings is the Grid North Meridian.
RESERVING to Grantor, their successors and assigns, an easement over the above-described parcel
("Hampden Parcel") to the remaining land of Grantor, as described in a deed from Sterns Lumber
Company to the City of Bangor, dated May 25, 1955, recorded at the Penobscot County Registry of
Deeds in Book 950, Page 184 ("City of Bangor Parcel"). Said easement shall be an appurtenant right
of way, for all purposes of a way, for access to the City of Bangor Parcel and is further described as
running over the existing Marina Road, from the southwest side of the Hampden Parcel to the existing
entrance to the City of Bangor Parcel located on the southeastern side of the Hampden Parcel, as
shown on Exhibit B attached hereto and made a part thereof.
