as established by the Zoning Ordinance of the City of Bangor an January 7, 1954, as
amended, be hereby further emended as follows:
To be changed from Residence "A" to General Business Zone:
Beginning at me southwest corner at the intersection of Sunset Avenue and
union street
Thence in a westerly direction along the south sideline of Sunset Avenue for a
disteace of 660 feet, more or less, to a point;
Thence continuing in a westerly direction for a distance of 1276.8 feet, more or
less, to a point being the southwest comer of said panel;
Thence in a northerly direction for a distance of 534.2 feet, more
r leas, to a
point on the south line of Bow Air Force Base, and being the northwest comer of the
parcel;
Thence in an easterly direction for a distance of 1260.5 feet, more or Leas, to
a point;
Thence In a southerly direction 225 feet, more or less, to a point;
Thence in an easterly direction along the north line of Grant's Associates'
property for a distance of 655 feet, more or leas, to tie Feat sideline of Golan Street;
Thence in a southerly direction for a distance of 375.3 feet, more or fess, to the
point of beginning.
The above being intended to describe a parcel of land (of City Sheet 4, City of
Bangor Assessors Hope,) located most of Onion Street adjacent to Interstate 95 and
containing 22 ac , more or less.

PROM: The Planning Board
SUBJECT: The Zone Change Request ---Union Street and Sunset Avenue as
advertised: Change from Residence "A" to General Business
parcel of land located on the west side of Union Street in-
cluding Sunset Avenue: adjacent to Interstate 95 to the south;
and Dow Air Force Base to the north; being approximately 1,900
feet deep and 450 feet wide with 370 feet frontage on Union Street.
This parcel contains approximately 22 acres, more or less.
Gentlemen:
Please be advised that the Planning Board held a public hearing o
June 20, 1966, on the requested core change. In arriving at a decision, the
Board considered the most critical points to be:
1. Traffic itself, is not acritical
ritical point in relation to
Union Street. Ther wouldbe a traffic problem and congestion
because of the proximity to the scissors intercbangel
2. Weare at very critical point in the redevelopment of the
downtown a with proposals for downtown development being
presented, any change of this magnitude should be delayed to
enable the city to secure the best possible downtown development;
3. It is the recommendation of the "701" consultants that it would
unwise nwise tomake such substantial changes in Acting, prior to
the completion of the "701" program. This program will consider
all the factors of growth, development, economics, and land use
to guide the long-range development of the city;

4. The potential re - of Dow, specifically the adjacent area,
is extremely vital to the city. Further study should be made
expecfally to what extent the University of Maine is interested,
and how a substantial change of "use would effect the potential
re -use of the base.
The Planning Board voted to deny the request as a motion to approve
the change was defeated by a vote of 3 to 1.

SUBJECT: A Change from Residence "A" to General Business Zone a Parcel
of land at Union Street and Sunset Avenue
Please be advised that the Planning Board again met on July 20, 1966
to consider the Union Street zoning request referred back to the Planning Board
by the Council, June 27, 1966,
After c sideration, a motion to deny the request failed on a two to
two vote. No other vwtions wers entertained, and t was directed to inform the
Council that the Board was split on its decision.
The Board previously met on June 20, 1966 to hear the zoning request
as stated in our letter to you dated June 23, 1966.
