HE: CC Order No. 9V - Change from Residential "A" and Local Business Zone
to General Business Zone a portion of land south of Hammond Street
and east of Dow AFB.
Gentlemen:
Please be advised that the Planning Board held a public hearing,
December 4, on the above request.
Me Planning Board gave very careful consideration to the proposal
presented, as well as the objections of those opposed to the zone change.
Me Board felt the following were some of the important considerations:
1. Effect on an established residential area.
2. Effect of "open" General Business development on the area and on
development of Dow, both as a major entrance and on adjacent areas.
3. Sewer problems should be investigated as to whet degree of deve-
lopment can be handled, and what municipal problems may be involved.
4. Change here would stimulate additional requests. for General Business
- squeezing the residential area even more.
After careful consideration of the request and its relation to, and
effect on the general plan as
well a effect on the a involved, the
n
Planning Board voted to deny request for a zone change to General Business.

To: The Honorable City Council
FROM: The Planning Board
R8: CC order Mo. 9V - Change from Residential "A" and Local Business Zone
to General Business Zone a portion of land south of Hammond Street
and east of Dow AFB.
Gentlemen:
The Planning Board has considered the request for aechange and
acted upon the request a stated. They do feel, however, that the proposal
for a Motel,as presentedowould be:
1. a reasonable use of the property
2. would be compatible with the residential area
3, would be compatible with and an asset to the development of Dow
4. the availability and capacity of the interchange and with Hammond
Street being a primary e Dow
s to D - such a location would be a
good Motel site - if swagefacilities would be adequate.
The Board unanimously voted to express their c with the
inadequacy of the present zoning law and the needs for comprehensive planning
in relation to development of the area. Further, they would consider a Motel
development under Residence "C" Zoning a reasonable and compatible use of the
Land, should the owner make such an application.
