Order No. 234-U - Change from Residential A Zone to General Business Zone a parcel of Land off Sunset Avenue between Interstate 95 and Dow field. Gentlemen Please be advised that the Planning Board held a public hearing o the above request an November 6, 1967. The Planning Board carefully considered the proposal presented, as well as the opposition of a number of residents of the area. After careful consideration of the request and its relation to, and effect on, the general plan, the Planning Board voted to deny the request for a zone Choose. The Board felt the following were some of the important considerations in denying the request. 1. Residential Use - because of the location, general area and access is the best development use for this area - and the City as awhole. 2. It is important to retain the integrity of residential zoning to prevent chaotic development and diminishing valuation on all land in an area. 3. Changing this parcel would probably result in additional areas being added creating s narrow strip of commercial development squeezed between Interstate 95 and the proposed Campus a with inadequate a and having a detrimental effect on thesurrounding area, both residential and institutional. 4. Me proposed Motel use of part of the area would result in a parceling f 11 y //n/13 of the whole piece creating a unstable development patterns effecting the nearby residential area. 5.
