Co£f, City Manager SUBJECT: Entrance Variance to Briggs, Inc. Attached you will find copies of letters from Briggs, Inc., dated May 1st and May 3rd, 1968, regarding requests for variances n the driveway entrances to their building at the corner o£an Hildreth and Coffey Streets. The first letter requests permission to install two 40 -foot driveways on the Hildreth Street side of their property, in e to the maximum allowable of 36 feet. This office has no objection to this v _ and aouncil order is attached, which is recommended for passages The second letter requests permission of the City. Council for a waiver which would permit them to omit the esplanades on the Coffey Street side of their property inasmuch as Coffey Street i a dead-end street and is used only by them at the present time. You are advised that Briggs Was previously per- mitted av ariance to install three 70 -foot entrances at this location. This office does not feel that it would be advisable to mit the esplanades. it is felt that the users of the property should become accustomed to the esplanades urior to the time that further development along the street may occur; therefore, no advantage can be seen to allowing even a temporary omission of the esplanades. This building is the only building located on Coffey Street and this street is a dead end street. This building serves only businesses owned and operated by the same persons who own and built the building. Our request to the City Council is to allow us not to construct and install esplanades to separate the drive entrances on the - Coffey Street side of the building. 3 Allison J.
