(94 Bf'Pai%Ge, faint PLANNING DEPARTMENT November 6, 1968 To: The Honorable City Council From: The Planning Board Subject: City Council Order 246V .Amending Seeing Ordinance, Crosby and Olive Streets. Gentlemen: Please be advised that the Planning Board held a public bearing on the above request on November 4, 1968. The Board gave very ca reful consideration to the request as well as to those opposed to theproposed change. After considerable discussion, a motion to deny the request was approved by majority vote. In reaching its decision, the major factors were. 1. There seems to be no great and compelling need for such a change at thistime, considering the existing Industrial Park seeing an 3/4 of the site which presumably would allow the proposed use. 2. The question of this rezoning oning must be considered effecting the entire Residence C zone In that area and must be considered in that light. 3. The long-range land use of this area a has not been finalized at this time by the Planning Board orCouncil. 4. If the long-range land a commercial (as the Planning Department is proposing forconsideration)the method and timing of such change constitutes considerable problem and does net necessarily imply immediate implementation. 5. Individual zoning changes such as this may have a greater detrimental effect on residential valuations and may not be the best approach.
