RE: Amending Zoning Ordinance -Hammond Street
City Council Order 173-W
Gentlemen
Please be advised that the Planning Board held a public hearing
on Monday, June 16, 1969 on the above request.
The Planning Board gave careful consideration to the proposal and
to those opposed to the change. In its consideration the following were some
of the important aspects.
(a) the long range sand use of the area as related to the
Comprehensive Plan
(b) the desire to eliminate "strip co rcial" s such
s this which can not develop adequately in such a
confined area
(c) the changing commercial patterns throughout the
community which results in changing needs for retail
space
(d) elimination of the "potential for intrusion" by
commercial use should improve the potential for housing
improvement in the general area
(e) traffic patterns and relationship to the downtown area
as well as the new retail areas
(f) effect of the change on value of property
(g) the question of the several filling stations and other
c ommercaal use withinthe area

After consideration the Board v0ted to approve the z change
subject to the following modifications: (1) deletion of the station site
at Union and Haimond and (2) the 74'x60' parcel owed by and adjacent to
the YMCA.
This would result in the order reading as follows:
To change from General Business zone to Residential "C" zone
all parcels of lend with frontage on the north side of Hastened
Street between the YMCA property and the Bangor Theological
Seminary which z now zoned General Business, but excluding
the parcel at the northwest corner of Ohio and Hammond Streets
(the site of the Philip's Petroleum Station) and the parcel
on the northwest corner of Union and Hammond Streets (the site
of the Chevron Station). The zone change shown and defined on
the enclosed map.

Gentlemen:
Please be advised that the Planning Board held a public hearing on
Monday, June 16, 1969 on the above request.
The Planning Board gave ca reful c sideration to the proposal and
to those opposed to the change.The Board considered the change in reference
to the proposed long-range land use of the area. It c onsidered also the
question of the several filling stations and other conmeccial uses within
the area being rezoned.
The Planning Board voted to approve the zone change subject to the
following modifications: (l) deletion of the station site at Union and
Hammond and (2) the 74'x6o' parcel owned by and adjacent -to the YMCA. The
revised proposed change is outlined on the enclosed map.
It was the Board's feeling that the service stations should be treated
in thesame a and that the YMCA property should be changed to the
Institutionalzone. These matters ncould be resolved with the further zone
