It is further hereby agreed that the Seller does hereby Bell to the Purchaser all of the contents now located within said building consisting of miscellaneous student desks, chairs, tables, benches, etc. Upon rehabilitation or demolition of said property as aforesaid, the Said Seller does hereby agree to execute and deliver a Quit -Claim Med to the property to the Purchaser. The Purchaser shall be entitled to possession of said premises upon the Signing of this agreement. Until the Seller has conveyed the premises to the Purchaser, the Purchaser shall keep all buildings on the promisee insured against lose by fire or other casualty in an amount equal to fifteen Thousand We Hundred 0ollaxs($15,200.00) at least, for the benefit of the parties as their interests may appear and shall pay premiums therefor in advance end deliver all policies or renewals thereof to the Seller. In the event that the Purchaser shall fall to comply with the terra hereof, the Seller shell be released from all obliga- tions in law or equity to convey said property and shell be entitled to the immediate possession thereof and the Purchaser shall forfeit all rights under this agreement and All arrays theretofore paid hereunder, including that held conditionally, shall be conaidered as rend and compensation for the use and occupancy of the premieea and be retained by the Seller.
