ORDERED,
THAT the bid submitted by David L. Simonet for the Building and
land at 16 Grace Court, city owed property, and its contents, be and
is hereby approved and the City Treasurer be and is hereby authorized
to execute and deliver a purchase and Sale Agreement in the form
attached for the said premises to David L. Simeoni. Further, that
when all required repairs are accomplished to the satisfaction of the
Code Enforcement Officer, the City Treasurer be and 1s hereby authorized
to execute and deliver a release deed for the said premises to said
David L. Siaeoni without further delay.

PURCINSE AND SALE AGREEMENT
AGREMENT made this day of , A.D. 1970 by and
between the CITY OF BANGOR, a municipal corporation Located in Penobscot
County, State of Maine, hereinafter called the "Seller' and DAVID L. SIMEONI,
of Bangor, County of Penobscot, State of Maine, hereinafter called the
"Purchaser".
WITNESSETH:
THAT the said Seller hereby agrees to sell and the said Purchaser
hereby agreet o purchase the so-called building at 16 Grace Court in said
Bangor and the land on which it is situated, all described as follows.

r garage Situated a a parcel of land measuring about

s)4' located on the southerly side of Grace Court in
Bangor, Maine.
Assessors' map No. 30, parcel No. 37 recorded In the
Penobscot Registry of Users, Volume 1185, Page 149.
IT IS HEREBY UNDERSTOOD AND AGREED That the said Purchaser of said
premises shall pay to the Seller of said promisee the sum of Two Thousand and
Thirty ($2,030.00) Dollars, payable in the manner as follows: We Hundred and
Three ($203.00) Dollars which has already been paid with the bid for said
property and the balance of One Thousand Hight Hundred and Twenty -Seven ($1,827).
Dollars at the time of the signing of this Agreement, Said sum to be held in
escrow by the Said City until such time as the Purchaser rehabilitates and
renovates the property for uses consistent with the "Residence B" zone in
which It is located ss that it will meet all building, housing and Sanitary
codes of the City of Bangor no later than ten (lo) months from the date first
written above.
Upon such rehabilitation and renovation of the said Property, the
said Seller does hereby agree to deliver to the said Purchaser a Release Deed
to the Said property. The Purchaser shall be entitled to possession of said
premises upon the signing of this Agreement.
In the event the Purchaser shall fail to comply with the terse
terecf, the Seiler shall be released from all obligations in lav or equity to
convey said property and shall be entitled to the Immediate possession thereof
and the Purchaser shell forfeit all rights under this Agreement and all moneys
theretofore paid hereunder, including that held in esti , shall be comlde.:ed
as rent and compensation for the use and occupancy of said premises and be
retained by the Seller. Said Purchaser does further agree that upon his default
he will leave said premises in an good acndition as the aame were before the
Purchaser entered said premises.
The Purchaser agrees until full payment of the purchase price to keep
all buildings on said described premises insured to the full insurable value
thereof against Loss by fire in some company acceptable to the said Seller and
for the Seller's benefit as its interest may appear and to pay all premtums
therefor and to deliver all policies and renewals thereof to the Seller.
This Agreement shall be binding upon said Seller and said Purchaser
and their respective successors, heirs and assigns.
IN WITNESS WHISIE0F,the CITY OF BANGOR has caused this instrument to
be signed in its corporate name and its corporate seal to be affixed hereunto
by JOHN G. FIELD, its Treasurer, hereunto duly authorized and the said
DAVID L. SIMEOM has hereunto set his hand and seal this day of
