The board gave careful consideration to the proposed emerge. In addition the Board considered the potential effects on the area, the needs for housing and the general zoning proposed for that area. In their deliberations the Board considered the following among the .many aspects effecting their. decision: 1. Since it had carefully considered the question of Res. C use of that area previously and found it suitable for such use and since there has been nothing to effect a a change, it is still a reasonable use. 2. The Heard lad found the area suitable for oulti-family use for the development proposal previously presented. 3. The board considered the parcel as well as adjacent area suitable for medium density, multi -family housing in their proposal for the new zoning ordinance. (R-4 equivilant to present Res. B) 4. More is a need for multi -family housing in Bangcr-- end retaining the zoning allows greater flexibility for development. 5. Me change to Res. C was based on a proposed development plan and that the change related to that plan --since it did not develop, consideration should be given tchanging it back. 10 City Council -z- May 10, 1974 6. That the area could be equally developed as Rea. B or Rea. A. After careful consideration the planning heard voted (3-2) to recommend against changing the zoning from Ree. C to Rea. A.
