hereto and made a part hereof, with the urban Renewal Authority of the City
of Bangor for purposes of providing for an off-street permit parking area on
Exchange Street.

LEASE
This Lease made and entered into this day of
1974, by and between the Urban Renewal Authority of the City of Bangor (Lessor)
and the City of decaor (Lessee).
(1) In neneideration of the rents and the crescents herein contained on the
part of the Lessee to be paid, performed and observed, Lessor hereby leases to
Leasee and the lessee hereby leases from Lessor, subject to the terms and
conditions bereinafter flet forth that certain lot or parcel of Land located
in downtown Bangor, Penobscot Cowry, State a Mair¢, to wit:
A certain lot or parcel of land located in Bangor, County of Penobscot,
State of Won, bounded neeterly by Exchange Street, northerly by York Street,
easterly by French Street and southerly by Hancock Street.
(2) Lessee shall pay the rental a $1.00 on the date of the execution of
this lease and $1.00 on the anniversary date thereafter. The payment of $1.00
is hereby acknowledged. The lease is to be ou a month to month basis with
Lessor and Lessee each having the right to cannel said lease anon giving thirty
days notice in writing to the respective party. Even though the consideration
of said lease is to be paid yearly, it is understood and agreed by the Indoor and
Lessee that the lease is ch a month to month basis as aforesaid.
(3) Leasee skell use said leased lend as a public parking Jut only unless
Leasee in writing request an additional use Or uses of forcer, with said
additional use or wee not to be unreasonably withheld by Lessor.
(4) Lessee hereby taken the leased area in an "as is" condition and
promises to provide and maintain all parking signs in the leased area and Shall
keep the leased area free and clear from all dirt, trash, anon, refuse and other
matter and in general shall keep the leased area in a clean and sanitary condition.
(5) Leasee agrees not to assign or aublet the leased area without the consent
of Lessor. Leasee agrees to furnish all utilities that are to be need in the leased
(6) Leasee shall at its own expense and at all times during the term a
this lease obtain and secure for its protection public liability insurance in
the amount of $3001000/$500,000 and property damage insurance in the amount of
$25,000. lessee agrees to hold harmless Lessor from any andall'claims for
injury or damages arising out of or in accusation with its operation a the
parking lot. Evidence of insurance and notice of cancellation shall be furwiehed
to Lessor.
(7) It is understood by the Lessor and Lessee that Lessor is actively
engaged in developing the leased area for maoseeoial use and in connection there-
with Lessee hereby consents and authorizes the Lessor to permitdevelopers to
make soil teats, locate and park equipment on a portion or all of the leased area,
and do such other acts that are customary in the development of property, if the
developer believes this to be necessary. Lessee further agrees that it shall in
no way look or seek compensation from. Lessor for my and all injury and damage
caused by ary inconvenience or inability to nae said area in cm3unction with the
development thereof.
