Summary
This ordinance amendment would change the zoning on a parcel of land bounded by Broadway and North
Bangor Road (Map 11, Lots 12 & 13) from Rural Residential and Agriculture (RR&A) to General Commercial
and Service (GC&S)
The lot is located on an area that has a mix of heavy industrial uses and residential uses on property close to
the Glenburn municipal boundary.
The last two comprehensive plans have the area outside the growth boundary, shown as undesignated. This
designation was often used on areas that, at the time of the plan, were far outside the core business districts
and outside of city infrastructure services.
Given there is frontage on North Bangor Road, a commercial development could reduce impacts to residential
areas by utilizing this road for access.

ORDINANCE, Amending Chapter 165, Land Development Code, District Map by Changing the Parcel of Land
at Map 11 Lots 12 & 13 from Rural Residential and Agriculture (RR&A) to General Commercial and Service
(GC&S)
WHEREAS, at present, the area is bounded by Broadway and North Bangor Road;
WHEREAS, North Bangor Road leads to industrial uses and Broadway has a mix of residential and service
business leading to the core districts in Bangor;
WHEREAS, commercial uses could be developed in the area without impacting residential neighborhoods;
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF BANGOR AS FOLLOWS, THAT
Chapter 165 of the Code of the City of Bangor is amended as follows:
The Zoning District Map is hereby amended by changing the parcel as shown on Map 11 Lots 12 & 13 from
Rural Residential and Agriculture District (RR&A) to General Commercial and Service District (GC&S).
