The Sound gave careful considersetiou to the request for the zone change, and to the specific proposals for use. In addition, the Board considered the comments. of Nose opposed to the zone change. Me Planning Hoard discussed the additional uses that mould be allowed under C-3 zoning, the effect such a change would have on the r cidential.ar , the intrusion of commercial u into the residential area,: and the long range effect ecww use use mould lave on the stability of the larger residential area. After discussion, the Planning Hoard approved (3 to 2) a motion to recommend that the area remain used as is (C-2 and A-1). Sincerely, Planning D' ector f Sg:ns M8 M0 To: Planning board FROM: Carl J. Kosobud April 22, 1995 I. Sone change - Alden Street Inc nsideretion of this request for a zone change, the Planning Board must deal with two separate issues. 1. First and probably the most critical, is the portion that is within the Residential 1 area on preach Street. This would be arcial z within a residential area and would further deteriorate theresidential status of French St.. It would also lead to the eventual change for that area of North French to co ial. While the lots Aresmall and short - under the present ordinance, development of the major parcel will require screening which heretofore has not been available and therefore should improve the separation. I would recommend that whatever the disposition is for the major part - this area should net be reconced to commercial use, and would Act be in the beat interest of the Area or the community to do so. a. Toe major part of the request - that area fronting on Alden Street: while the request for C-3 may not effect substantial change from the has terminal which has been there, it would allow uses which Are not permitted in the present C-2 zone. Mesa uses are generally the outside uses such as: auto, truck, mobile home, construction machinery sales and service,, wholesale,: building supply, light industry and warehouse activities. Because of its somewhat difficult a and its relation to Ar e the residential wall as the Interstate highway- I would feel that anon a change world not be in the beat interest of the community and would therefore recommend against the change.
