They have a minimum lot area of twenty-five (25) acres.

c. The question then is what is a "reasonable" standard to encourage a significant
complex of mobilebomes and at the same time to permit development at a scale that
is rot prohibitively expensive for entry into the field. Under the requirements
of the Nubilebome Ordinance it is necessary to have a 5C fact buffer "as around
the perimeter of the perk. Also, there is an overall limit of seven
anbilehomes
per net acre (excluding street right-of-wg9e) to control overall density in the
aobilebome perk. The implications of these requirements are that the 50' reserve
strip around the perimeter becomes an increasingly large percentage of the site
as the park area becomes smaller thus creating a somewhat inefficient allocation
m
of land for mobileo e perk development. The density control provides us with a
convenient measurement of New many mobilehomes we can have based on the basic area
of the site. the Table below lists a hypothetical breakdown of the number of
mobileha es which could be created in a park given various lot sizes.

1) Assumes only 25 feet (out of 50) net in Mobilehome Lot areas.
2) In fact, with a 6000 It minimum lot size, it is probably
impossible to have 7 units per acre
s there are other space
needs in a park for support areas, perks, etc.
NOTE: An economically viable mobile Mme park is considered to
need at least 100 mobilehane spaces.
d. As you can see from the above table, there are obviously some alternatives to the
standards proposed in the amendment. It is our feeling at Staff level that the
25 acre minimum is aonable and desirable e and n would still recommend that
the Board entertain it. on

SUBJECT: Mobilehome Park Standards in Proposed Zoning
Amendment - C.O. 315 AC
At the July 26, 1979 City Council Meeting, the Council voted
to send C.O. 315 AC back to the Planning Board to review the pro-
posal to make the minimum acreage for mobilehome parks in the
Agricultural Zone 25 acres.
At its meeting on August 6, 1979, the Planning Board reviewed
various alternative minimum sizes and voted to recommend to the
City Council that the twenty-five acre minimum be retained in the
proposed amendment.
Attached is an excerpt from the Planning Staff memo to the
Planning Board comparing the implications of various minimum lot
sizes.
