Amending Chapter 165, Land Development Code, District Map, by changing the Parcel of Land located on
Griffin Road (Assessors Map R33, Lot 14) from High Density Residential (HDR) to General Commercial and
Service District (GC&S).
Summary
This ordinance proposes to amend the Land Development Code by changing the zoning from High Density
Residential to General Commercial and Service District. The applicant, Albert Randall has requested to change
the zoning on a 16 -acre parcel on Griffin Road from High Density Residential to General Commercial & Service
District for the development of potential storage. The 2012 Comprehensive Plan anticipated this area to be
residential in service to Husson; however, the market has pushed commercial development from Broadway to
Griffin Road.

ORDINANCE, Amending Chapter 165, Land Development Code, District Map, by changing the Parcel of Land
located on Griffin Road (Assessors Map R33, Lot 14) from High Density Residential (HDR) to General
Commercial and Service District (GC&S).
WHEREAS, at present, this parcel was designated as a possible site for more market housing for the area;
and
WHEREAS, at present, there is market interest in more general commercial uses including storage:
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF BANGOR AS FOLLOWS, THAT
Chapter 165 of the Code of the City of Bangor is amended as follows:
The Zoning District Map is hereby amended by changing the Parcel of Land located on Griffin Road (Assessors
Map R33, Lot 14) from High Density Residential (HDR) to General Commercial and Service District (GC&S).

Map Amendment Change Griffin Road
Please accept this memorandum as the recommendation from the Planning Board for the noted item.
The Planning Board considered this item in a noticed public hearing on January 5, 2021.
The meeting was conducted using the city's Zoom account.
The applicant, Chip Randall, reviewed the application. He is seeking the change to allow for a self -
storage facility. When pressed by Board members for other plans for the site, he indicated he only
seeks to place a self -storage facility at the site.
The Board passed a motion, by roll call, made by Member Brush and Seconded by Member Shaw, to
recommend to the City Council that the said zoning district change ought to pass All members voted
yes.
