Summary This proposal will amend the Land Development Code to amend the zoning from Government and Institutional Service District to Urban Industrial District. This request from the City of Bangor, in coordination with the Bangor International Airport, is to clarify the zoning to match the existing use. The current operation is custom metal fabrication which is in keeping with the environs and with the district standards. This use and proposed district assignment are consistent with the Comprehensive Plan, which anticipated this area to be industrial as well as related to the aviation industry. WHEREAS, at present, this parcel has the original zoning designation for city -owned properties as Government and Institutional Services District; and WHEREAS, at present, an industrial use is active on the property; and WHEREAS, the 2012 Comprehensive Plan envisioned the area to be industrial in dominant uses; and WHEREAS, in order to clarify the property to be consistent with the Land Development Code and the 2012 Comprehensive Plan, the district map should be amended accordingly: BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF BANGOR AS FOLLOWS, THAT Chapter 165 of the Code of the City of Bangor is amended as follows: The Zoning District Map is hereby amended by changing the Parcel of Land addressed at 108 Florida Avenue (Assessors Map 1, Lot 269) from Government and Institutional Service District (G&ISD) to Urban Industrial District (UID). The Planning Board considered this item in a noticed public hearing on January 5, 2021. The meeting was conducted using the city's Zoom account. On behalf of the City of Bangor, Tony Caruso, Airport Director, presented the zoning change. The city is seeking the change to align the zoning for the lot with the use on the site, which is industrial. Colonel Will Dionne of the US Army National Guard asked clarifying questions about the site.
