Summary
This ordinance amendment would change the zoning on a parcel of land addressed at 95 Fruit Street from
Urban Residence 1 (URD -1) to Urban Residence 2 (URD -2).
The applicant Bruce Hamel, of Milford, Maine would like to place a four -family home on the premises.
The lot is located on a street currently containing mostly single-family units and zoned URD -1. The lot is also
oversized compared to its environs with approximately 180' of frontage. The lot is conveniently located near
schools and hospitals within walking distance. A bus line is nearby. The lot is also a few lots away from
other lots zoned URD -2.
The last two comprehensive plans have the area as residential.

ORDINANCE, Amending Chapter 165, Land Development Code, District Map by Changing the Parcels of Land
addressed at 95 Fruit Street, Map 53 Lot 217, from Urban Residence 1 (URD -1) to Urban Residence 2 (URD -2)
WHEREAS, at present, the lot is conveniently located to schools and services;
WHEREAS, there are lots in the vicinity that are zoned URD -2;
WHEREAS, where the City Council has specific goals to encourage affordable housing and multi -family
housing where appropriate;
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF BANGOR AS FOLLOWS, THAT
Chapter 165 of the Code of the City of Bangor is amended as follows:
The Zoning District Map is hereby changed by changing the parcel addressed at 95 Fruit Street and as shown
on Map 53 Lot 217 from Urban Residence 1 (URD -1) to Urban Residence 2 (URD -2).

Map Amendment Change 95 Fruit Street
Please accept this memorandum as the recommendation from the Planning Board for the noted item.
The Planning Board considered this item in a noticed public hearing on October 20, 2020.
The meeting was conducted using the city's Zoom account.
The applicant, Bruce Hamel, reviewed the application. He is seeking the change to allow for a
multifamily development on the property.
Planning Officer Krieg reviewed the staff report.
The Board passed a motion, by roll call, made by Member Shaw and Seconded by Member Meagher,
to recommend to the City Council that the said zoning district change ought to pass. All members
voted yes.
