Chair Huhn called the meeting to order at 7:00P.M.
MEETING MANAGEMENT
1.Public Participation
The City Solicitor reviewed the continuing emergency legislation that empowers the Board to
conduct public meetings digitally. Board members had general agreement that the system was
working well. They added their overall request to continue conducting meetings in this manner
for as long as possible to reduce exposure to COVID-19.
OLD BUSINESS
2.Reconsideration of a Previous Denial for a Conditional Use –Site Plan/Subdivision Plan
-759 Ohio Street –County Properties, LLC–Reconsideration of a previous Planning Board
action denying the placement of14 units of attached residential with 4 buildings in the Low Density
Residential and Resource Protection District on property located at 759 Ohio Street (Map-Lot R34-
001-A)
Board members expressed agreement with the decision. The changes were discussed with Josh Saucier
and Andrew Hamilton.

Member Shawmoved to table the application to June 16,2020. The motion wasseconded by Member
Bazinet.
Jim Kiser reviewed requestto table the application, noting they need more time for discussionswith
the neighborhood.
Andrew Hamilton met with neighbors this afternoon, and they have concernsabout what kind of
development is agreeable for the property. The concerns also include that there is nowno opportunity
to buy buffer line, possible adjustments to the density cap and the layout configuration.
Motion passedunanimously by a roll call vote.
PUBLIC HEARINGS
3.Land Development Permit for Conditional Use of Site Development Plan –339 Odlin
Road –Fielder’s Choice, LLC -Installationof a drive thru window to the existing building,
removal of existing batting cages and construction of parking area and green space in the same
place. Future additional parking replacing the go-cart track at property located at 339 Odlin Road,
(Map-Lot R18-009-A), in a General Commercial & Service (GC&S) District. Fielder’s Choice, LLC,
applicant.
4.Land Development Permit for Conditional Use of Site Development Plan -930 s.f. for
business office use, and seeking to establish the office use area as “Suite A” and the remaining
residential area as “Suite B.” Total s.f. 3,414. Business office use space is on the ground floor.
Property is located at 280 State Street, (Map-Lot 054-071), in a Multifamily & Service District
(M&SD). Robinson House, LLC o/b/o Justin Harlan, applicant.
5.Meeting Minutes -The meeting minutes of May 5, 2020’s Planning Board meeting wereapproved
withno changes.
6.Adjournment–Meeting adjourned at 7:20 P.M.
