Summary
This ordinance would change a parcel of land located at 550 Odlin Road from General Commercial and Service
District (GC&S) to Shopping and Personal Service District (S&PS).
This is a request from Tim Bernard of Crescent Holdings who would like to change the zoning on this parcel to
allow for mixed use, commercial and a dwelling unit. The existing building is just under 10,000 square feet,
presently used for equipment rental and is 2.4 acres in size.

ORDINANCE, Amending Chapter 165, Land Development Code, Zone Change, Changing the Parcel of land
located at 550 Odlin Road Tax Map R018, Lot 014 from General Commercial & Service District (GC&S) to
Shopping and Personal Service District (S&PS)
WHEREAS, the General Commercial and Service District does not allow for mixed residential and commercial
uses; and
WHEREAS, The Shopping and Personal Service District will allow for such uses and include mixed use;
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF BANGOR AS FOLLOWS, THAT
Chapter 165 of the Code of the City of Bangor is amended as follows:
The Zoning District Map is hereby changed by changing the parcel of 550 Odlin Road Tax Map R018 parcel 014
from General Commercial and Service District (GC&S) to Shopping and Personal Service District (S&PS)
District. Said parcel contains approximately 2.4 acres in size and being more particularly indicated on the map
attached hereto and made a part hereof.

Re: CORD 20-018
Please be advised the Planning Board held a public hearing on December 3,
2019 concerning a request to rezone 550 Odlin Road from General
Commercial and Service District to Shopping and Personal Service District.
Chairman Ken Huhn opened the public hearing and asked for proponents.
The applicant, Tim Bernard of Crescent Holdings indicated he had purchased
the property at 550 Odlin Road and would like to have the ability to have
space there where he could reside.
Chairman asked for any opponents. Being none, he asked for Staff
Comment.
Planning Officer David Gould reviewed the staff report. He noted the change
from GC&S to S&PS was a transition from heavy commercial to retails sales
and service businesses. This is a step down in commercial intensity, but will
allow the applicant to add a dwelling unit as was done recently further out
on Odlin Road. The Comprehensive Plan identifies this as an area suited to
commercial development.
Member Meagher made a motion to recommend the zone change request to
the City Council. Member Kenney seconded the motion. The motion passed
unanimously by members present.
