Approvals Granted Under C.O. 85-153 (Pine Headows Phase I), C.O. 85-210 (Pine Meadows Phase II) and C.O. 85-274 (Stillwater Gardens) Please be advised that the Planning Board at its regular seting of August 5, 1985voted fivein favor and none opposed to request that the City Council waive the requirements under Chapter XII, Article 8,("Improvements or Bonds') for the Pine Meadows Subdivision both Phase I and Phase IT (C.O. Nos. 85-153 and 85-210) and for the Stillwater Gardens Subdivision (C.O. No. 85-274). Article 8 of the Subdivision Regulations provides for so- called "subdivision guarantees" where the developer is constructing the public improvements in a subdivision. project. (This section does not address the question of coat sharing on various .. types of improve- ments but simply addresses themethods by which the -municipality may insure completion of the project,) It has been the practice of the City to take on the responsibility for. installing the public improve - a ._ __..mets in these subdivisions and therefore, these guarantees provided for in this section are not required. Since the Ordinance provides that the Planning Board may request awaiver.of the provisions of this Article, that is the way that this has been done in the past.
