ARTICLE 6A - RESIDENTIAL. lA ZONE (R -IA)
Sec. 1 Statement of 'purpose. The Residential IA Zone 1s established
to provide a variety of housing types
and housing opportunities in .the developing low density,
single-family, residential areas and to promote a stable
anddesirable environment for family life.
Sec. 2 Basic Requirements.. Buildings or land used or occupied, and
buildings erected, constructed, recon-
structed, moved or structurally altered, whether permitted
uses or special exceptions, shall comply with the requirements
of Article 21 of this Ordinance and the following dimensional
requirements:'
(1) Building height limit: 24, stories not exceeding.
25 feet
(2) Lot aminimum 9,000 square feet
(3) Lot coverage: maximum 30%
(4) Lot width: minimum 75 feet

(6) Side yard width: Minimum feet one .side, sum of
sides, 16 feet minimum, accessory structure feet

(7) Rear yard depth: minimum 24 .feet,accessory structure
3 feet minimum
Sec. 3 Uses. In a Residential LA Zone, uses are controlled as
follows:
(1) permitted Uses:
(a) One -family detached dwellingsand one -family
detached manufactured :housing units
(b) Home occupation or profession (subject to the
requirements of Article. 21)
(c) Accessory uses on the same lot and customarily
incidental to and subordinate to the above uses
(2) Special Exceptions. The following uses shall be allowed
in a Residential lA Zone, but only
upon the granting of a special exception permit by the
Planning Board pursuant to Article 22 of this Ordinance.
(a) Churches and nursing bomes
(b) Mobilehome pars (subject to the requirements of
Chapter XI,. ordinancesof the City of Bangor as
may be mended) and provided that:
(i)They..are located on major street
(11) They have sewer service .from the City of Bangor
-(iii) They ,have water service from the. Bangor Water
District
'(iv) They contain a.minimum of 50 (fifty) mobile -
home spaces.
(3)' Prohibited Uses. Any use not specifically permitted
in this Article or in Article 21 of
this Ordinance.

Please be advised that the. Planning Board At its regular
meeting on November 19, 1984 held a public hearing on the above
zoning amendment. After considerable discussion as to the
appropriate location of manufactured housing in the developing
areas of the community, the Board voted five in favor and none
opposed to recommend passage of the above zoning amendment.
