First Atlantic Corporation has an option for a long term ground lease with Musson College for a 37 acre parcel of land which the college owns on the corner of Strickland and Menduskeag Avenues. Recently the zoning for this parcel was changed from a Civil and Institutional zone to an R-5 zone for the ,purposes of developing 380 + units of multifamily housing. The housing will beconstructed in 6 phases over the next 6 years. The first phase will contain 50 dwelling units at a coat of approximately 3.5 million. The second and subsequent phases will consist of 60 additional dwelling units built one each year at a cost of 2.5 million for each phase. The total development will cost approximately 16 million. Car office would like to request that a sewer coat analysis study be performed for this project and the adjacent area. In our meeting with the City Engineer, he indicated that the present distribution system in this area will not accommodate our project and future development without impmvementa.
