THAT the zoning boundary lines as established by the Zoning Map
of the City of Bangor dated September 23, 1974, as amended, he
hereby further amended as follows:
By changing parcels of land located on Strickland Road and Kenduskeag
Avenue (Tax Map No. R-33, Parcel Mos., 16 and 20) from Civic and Institu-
tional Zone to Residential 5 Zone. Said parcel containing approxi-
mately 31 acres and being more particularly indicated on the map attached
hereto and made a part hereof.
PROVIDED HOWEVER, THAT, in addition to the mandatory conditions imposed
by Chapter VIII, Article 21, Section. 11.3, Ordinances of the City of
Bangor,s aid change of zone is granted subject to the following con-
ditions:
1. The use and/or operation of the subject premises shall be
subject to the following limitations and/or restrictions:
a. Maximum density shall not exceed. 12 units per acre.
b. Maximum building height shall be forty-five feet site
maximum for any building except under the following
conditions:
1) Twenty feet maximum building height at minimum front
yard setback line, minimum side yard line or minimum
rear yard line plus one foot in height for each
additional foot distancefrom the property line up to
the forty-five foot site maximum.
c. No access shall be from Kenduskeag Avenue.
d. There shall be a 50 foot buffer. between Kenduskeag Avenue
and those properties which front on Ke"uskeag Avenue and
Valley. View Lane. The Buffer shall have evergreen trees
to provide an effective screen at all times.
2. Execution by those parties with an interest in the affected
property of an agreement providing for the implementation and enforce-
ment of all the terms and conditions set forth above and the recording
of said executed. agreement in the Penobscot County Registry of Deeds by
the property owners, a copy of said agreement being on file in the
Office of the City Clerk and incorporated herein by reference. In the
event that said agreement is not so executed and recorded within sixty
(60) days from the date of passage hereof, this Ordinance shall become
null and void.

Please be advised that the Planning Board at its regular
seting on September 15, 1986, held a public hearing on the above
contract zone change request. After some discussion as to the
existing uses in the area and the proposed contract conditions,
the Board voted five in favor and none opposed to recommend approval
of the above contract. zone change request to the City Council.
