(TITLE.) y Amending Zoning
Be it ordained Now Clty Causal! Of City o(Baapon as fdlome.
THAT the zoning boundary lines as established by the Zoning Map
of the City of Bangor dated September 23, 1974, as amended be hereby
further amended as follows:
By changing a parcel of land located at 1045 Broadway (Tax Map No.
R-40, Parcel No. ]A) from Civic and Institutional Zone to Commercial
2 Zone. Said parcel containing approximately 0.686 acres and being
more particularly indicated on the map attached hereto and made
a part hereof.
PROVIDED HOWEVER, THAT in addition to the mandatory conditions imposed
by Chapter VIII, Article 21, Section 11.3, Ordinances of the City of
Bangor, said change of zone is granted subject to the following con-
ditions:
1. The use and/or operation of the subject premises shall be
subject to the following limitations and/or restrictions:
a. The building currently existing on the premises or any
addition or replacement thereof shall be -:used only as
a professional office.
b. Maximum lot coverage of the property shall be 5,000
square feet (approximately.. 16% of .the total, lot area)
C. Minimum sideyard shall be 24 feet except for the
existing garage
Minimum reaiyard shall be 48 feet
d. Existing wooded area shall be maintained
2. Execution by those parties with an interest in the affected
property of an agreement providing for the implementation and enforce-
ment of all the terms and conditions set forth above and the recording
of said executed agreement in the Penobscot County Registry of Deeds
by the property owner, a copy of said agreement being on file in the
Office of the City Clerk and incorporated herein by reference. In the
event that said agreement is not so executed and recorded within ninety
(90) days from the date of passage hereof, this Ordinance shall become
null and void.

Please be advised that the Planning Board at its regularly
scheduled meeting on October 5, 1987, opened the public hearing on
the above contract zone change request.
After considerable discussion of the contract conditions, the
Board voted five in favor and none opposed to continue this item to
the Board's next meeting to allow the applicant additional time to
amend the proposed conditions.
