A 87-157 Amending Zoning Ordinance East Broadway Me Planning Board at its regular meeting on May 18:11987, reviewed the East Broadway and North French Street area in terms of present zoning and recent development trends. A review of the land use in the area indicated approximately 30 single-family residences and 3 two-family residences in the area at the present time which is a change from the 31 single-family residences and one two-family residence found in the area in 1977. The Board spent some time discussing the availability of utilities in the area, the problems of access to the area from Alden Street, and the existing_ lotting in the area for those parcels presently undeveloped. It came to light that there were several properties on East Broadway (including the one on which the zone change request is located in C.O. d 87-157)that were not served by public sewer. . (The existing sewer line is on Bill Street and North French Street and there is no sewer on East Broadway.) A condom was expressed s to whether it was desirable toi ease the density of residential development on either existing developed lots or on those undeveloped lots in the East Broadway section of the neighborhood. The Board voted six in favor and none opposed to recommend to the City Council that the area in question remain in an R-1 Zone because of the existing development and because of the Board's concern that increasing intensity of use in the area might require substantial additional municipal investment in improving access to handle additional traffic, provision of additional utilities, particularly sewers and that the existing buildings and lotting were not suitable formulti-family use and development. eongor, Mafn'e — rvem englmd Gro,rW Cnb � RODNEY G.
