PUBLIC HEARINGS -
�I[om No. 1): Final Subdivision Plan Revision - Essex Street and Grandview
Avenue - Darbro, Inc.
a. Applicant requests final plan approval for a revision to the 29 -lot
Darbro Subdivision located on the corner of Grandview Avenue and Essex
Street in a Residential 1 Zone.
b. The proposed revision is due to changes in the engineering details
(sewer location, storm drainage, etc.) which will require the ease-
ments for utilities to be relocated.
c The lotting and street layout is unchanged. Staff would recommend
final plan approval of the proposed revision.
Item No. 2: Zone Change - Gilman Road/Stillwater Avenue - Liberty Group,
Inc. C.O. B 88-422.
a. Applicant requests a zone change from Agricultural Zone to Commercial
2 Zone for approximately 30 acres of land on the corner of Gilman Road
and Stillwater Avenue. -
I. Staff would note that the proposed zone change is in keeping with the
City's land use policy for commercial development along Stillwater
Avenue.
C. This area is covered by the City's policy which encourages retail sales
and serviceestablishments and discourages automobile sales and service
uses.
d. Staff would recommend that the Planning Board give a favorable recom-
mendation to the City Council.
Item No. 3: Zone Change - 79 Olive Street - C. Robert Jones - C.O. A 88-421'
a. Applicant requests a zone change From Industrial 2 Zone [o Rea identlal
1 Zone for approximately 30,590 sq. ft. of land located off Olive Street.
b. The parcel in question is approximately 400' deep with the front portion
140', zoned Residential 1 and the rear 260' being zoned Industrial 2.
At this time, the applicant is requesting that an additional 140' be
rezoned to Residential 1. 1'
d. The City's land use policy for Olive Street frontage is low-density
residential. Staff would recommend that the Planning Board give a
favorable recommendation to the applicant's request to expand the
R-1 portion of his lot.
