Realty Trust a. Applicant requests site plan approval to construct a new and used car sales lot located at 295 Hogan Road (Village Subaru) in aCom- mercial 3 Zone. b. Applicant proposes to add 16,500 sq. ft. to the existing car display area at Village Subaru. The site plan as submitted meets ordinance and submittal requirements. Staff would recommend site plan approval. PUBLIC HEARINGS Item No. 2: Special Exception/Site'Plan - York Street - The Houlton Band of Maliseet Indians a. Applicant requests special exception/site plan approval to add one residential unit to the previously approved Maliseet Gardens project in downtown Bangor. b. The Commercial 4 Zone requires all residential units obtain special exception approval whether it be one or fifty units. In this case the initial plan was for 30 units. The architect was able to add one additional unit and therefore, the need for a second approval. c. Staff would note that the difference inimpact of 30 units. versus 31 units is negligible. Therefore, Staff would find the proposed project to meet the standards of special exception. (Article 22, Section 2) d. Staff would note that the site plan is unchanged and would recommend site plan approval. Item No. 3w Final Subdivision Plan:- 315V Garland Street - Acadia Realty - - - Partnership. a. Applicant requests final subdivision plan approval of a 16 residential unit developmental subdivision located at 315V Garland Street in a Residential 4 Zone. b. At the time of this memorandum, the City Engineer's. Office has not reviewed the Final Plan as required by the Subdivision Regulations. The Planning Staff finds the plans in conformance withfinal plan approval requirements. Staff would, uponfavorable review by the City Engineer, recommend final plan approval.
