Item No. 2: Special Exception/Site'Plan - York Street - The Houlton
Band of Maliseet Indians
a. Applicant requests special exception/site plan approval to add one
residential unit to the previously approved Maliseet Gardens project
in downtown Bangor.
b. The Commercial 4 Zone requires all residential units obtain special
exception approval whether it be one or fifty units. In this case
the initial plan was for 30 units. The architect was able to add
one additional unit and therefore, the need for a second approval.
c. Staff would note that the difference inimpact of 30 units. versus 31
units is negligible. Therefore, Staff would find the proposed project
to meet the standards of special exception. (Article 22, Section 2)
d. Staff would note that the site plan is unchanged and would recommend
site plan approval.
