The Applicant, R & B Realty, LLC, seeks to rezone the rear of the commercial property to NSD. The front of the property is currently zoned NSD and the existing parking extends into the adjacent URD -1 zone. Gould, Planning Officer Date: November 7, 2018 Re: Amending Zoning Ordinance 97 Allen Street (Tax Map 012-039) from Urban Residence 1 District (URD -1) to Neighborhood Service District (NSD). C.O. 18-393 Please be advised that the Planning Board at its meeting on November 6, 2018, held a Public Hearing on the above zone change request. Chairman Charles Boothby opened the public hearing and asked the applicant or their representative to present their request. Katie Foster of Rudman - Winchell spoke, representing the applicant, R&B Realty. Ms. Foster explained that the applicant was selling their property and discovered that the zoning of their property was split in half, with half zoned NSD and half zoned URD -1, which is inconsistent with the longstanding commercial use of the site. The applicant would like a consistent NSD zone for the entire site. Chair Boothby asked for any proponents or opponents to the application; there were none. Member Durgin moved to recommend the City Council approve the rezoning request. Member Huhn seconded the motion. The Board voted unanimously to recommend the Council approve the requested zone change from URD -1 to NSD contained in C.O. 18-393.
