Please be advised that
the Planning Board held a public hearing
n the above final subdivision
plan at its meeting of June 20, 1988.
The Planning Board found the
final plan to be in general conformance
with local subdivision laws
and State of Maine Statutes. The Board
voted unanimously to approve
the final subdivision plan of Lot W24.
As there are no public
improvements proposed, no bond is -
required.
Attached is a copy of Staff recommendations.

;Item No. 6: Final Subdivision Plan - 1260V Hammond Street - M.L. Coffin
a. Applicant requests final plat approval for two Lots on Outer Hammond
Street in a Commercial 3 Zone.
b. The above subdivision received preliminary subdivision approval on
June 6, 1988. The subdivision contains no streets. The two lots will
be served by a common access drive. The City Engineer's Office i
presentaly reviewing the plan. Staff would recommend final plan approval
if the City Engineer approves the plan.
Item No. 7: Special Exception/Site Plan - 1135 Hammond Street - Ewing
Construction Inc./Magazines Inc. -
a. Applicant requests special exception/site plan approval for construction
of an addition to the existing warehouse located at 1135 Renamed Street
in a Commercial 3 Zone.'
b. The Commercial 3 Zone allows warehouses as a special exception (Article
13, Section 3(2)(h)). The proposed 14,000 sq. ft. addition will approxi-
mately double the size of the existing building.
C. The proposed use is located in an area which primarily serves highway
oriented uses; lumber supply,wholesaling,and warehousing. The
Planning Staff finds that the proposed use meets the standards of
special exceptions. .
d. The site development meets the requirements of the C-3 Zone. The
warehouse use has approximately 35 employees. The parking required
is 23 spaces where 36 are provided. Staff would recommend site plan
approval if the special exception is approved.
NEW BUSINESS
Item No. 9: Preliminary Subdivision Plan - Stillwater Avenue/Hogan Road -
Stillwater Avenue Land Associates
a. Applicant requests preliminary subdivision plan approval of a 54 -lot
subdivision located off Stillwater Avenue in a Commercial 2 Zone.
b. The proposed subdivision contains approximately 74 acres and is
accessed off Stillwater Avenue and Hogan Road. The Hogan Roadaccess
is approximately 400 feet south of the intersection of Hogan Road and
Stillwater Avenue. The Stillwater access is approximately 2000 feet
from the intersection of Hogan Road and Stillwater Avenue. The pre-
liminary traffic study submitted by the applicant indicates that the
sight distances exceed the design minimum.
The subdivision is served by a thru street, Long Meadow Drive. and four
cul-de-sac service roads. The applicant has provided an easement for
a right-of-way to serve those lots which front on Stillwater Avenue to
meet the requirements of Chapter %II, Article. ll, Section 1.2.8
"access to major streets."
