Attention: Mr, Joseph R. Coupal, Jr.
Gentlemen:
This letter is a request for a sone change from open develop.
ment to local business for my piece of property located at the
intersection of Ohio Street and the Griffin Road described as
follows: bounded westerly by Ohio Street; northerly by the Griffin
Road running from Ohio Street to Renduskeag Stream; easterly by
the line of the high water mark on %anduskeag Stream; southerly
by the brook crossing Ohio Street and flowing into said stream;
excepting, however, the school house lot, so called, now owned
by lather Gary.
My reasons for this request are as follows:
This land is not suitable for residential development due to
the unevenness of the land, poor drainage, and inaccessibility
from the road.
This land is well situated for local business which would
serve the area surrounding it,
This request Is reasonable and fair, in my opinion, in view
of the fact that there are two similar sones nearby. One sone is
on the Griffin road, Just across the atream from my property; the
other sone is at the intersection of Union Street and the Griffin
Road.
I think that this property would become more valuable both to
the city and its owner if it were a local business move. While it
is unattractive as a residential development, and the prospect of
any more taxable residential property being built on this land Is
slight, It in a desirable local business sone which would serve a
large number of people. As a local business sone, this land would
eventually provide the city with much more taxable property In the
form of now construction of business establishments.

TO: The Honorable City Council
IN RE: City Council Order 82-N
Change from Agricultural Zone (former Open
Development Zone) to local Business Zone, a
portion of land at the Southeast corner of
Griffin Road and Ohio Street
SITE
The Planning Board has given careful consideration,
and held a Public Hearing on the above matter. Only the
applicant spoke In favor of the request, and no person
spoke against.
The Board suggests there is a particular need for a
Local Business Zone in this area to serve the newly de-
veloping Capehart Housing Project, andthat this site was
well suited for Local Business Use,
The Board would, therefore, respectfully recommend
the City Councllss approval of the request.
Respectfully
Walter A. G. Snook
Planning Director. 3
